How do you know when it’s time for a new roof?
Age - The age of your roof is a good first indicator that it’s time for a new roof. If your roof is 20 years or older it’s time to consider a new roof. Roof typically last 20 – 25 years if properly installed and properly vented.
Inspect Your Roof - Get a pair of binoculars and look at your roof from the ground. A roof in need a replacement will show signs that it’s time for a new roof. Look for shingles that are beginning to curl, crack or are missing. These are tell-tale signs it’s time for a new roof! Leaks in the Attic - If you have access to your attic and its unfinished take a look at the underside of the roof. Look for stains, wet or dry. A good time to check for leaks is after a wind driven rain storm. Also look for staining where pipes and chimneys go thru the roof as this is a common place for leaks when flashing begins to deteriorate and fail. Check for Stains - If you see stains on your finished ceilings and walls its more than likely a leaky roof. Ice Dams - If your roof is experiencing ice dams there is a good chance your roof could be leaking into the interior of your home. A new roof with proper underlayment should be installed.
